It may not be in the best condition, but it could be a way of getting on the property ladder – it is on the market for just £30,000 with a lease of 99 years.
The detached, two-storey, building in Bryn Street, Ince, is just two metres across and is ripe for conversion and renovation.
It has one bedroom, one bathroom and one reception room as well as a garden and parking.
It was formerly used as a storage unit, but according to DIY property website Briffy.com, with a lick of paint and a bit of TLC, has the potential to be a unique one-bed house or an unusual commercial unit.
It also has a courtyard round the back of the property, which is secured by wrought iron gates, and plenty of off-street parking.
At the moment, the stairs are not safe, but a builder could have that sorted, according to David Amstell, owner of Briffy.com.
He added: "This is a home for somebody wanting to avoid the credit crunch or downsize to something more affordable.
"It may look a bit unusual from the outside but inside there's the opportunity for somebody to make a cosy home.
"It is a building which requires refitting – it lends itself to being converted into a one-bedroomed residential unit, by putting in a bathroom suite, and the downstairs would be an entrance lobby with a living area and a kitchen at the back. It would make a unique little home."
