Developer submits new plan for flats in Wigan

Andrew Carter hopes to deliver five apartments on the ground and upper floors of 40 Bridgeman Terrace – the former home of a travel agency – which faces Mesnes Park.

Previous proposals had sought to convert the mixed use facility into six flats but these plans propose to have one less. And plenty of work will be required to bring it back into use.

If the application were approved, the existing three-storey building would be converted into five self-contained apartments.

There would be two studio flats on the ground floor, two one-bedroom flats on the second floor and a two-bedroom flat on the top floor.

A document submitted as part of the application state: “Our client has purchased the property at 40 Bridgeman Terrace, which is located within the conservation area of Wigan, and the proposal is to convert the building from a mixed used facility to five self-contained flats.

“The building is located within walking distance of the town centre and is accessible by local buses. If approached by car there are car parking spaces allocated at the rear of the premises.”

The ground floor was previously operating as a travel agent formerly known as Rankin Travel, while the two upper floors have been and are currently operating as residential.

The document said the condition of the property has worsened over the years due to a lack of maintenance and requires “some special care and attention” to achieve an upgrade.

The document reads: “Floorboards to the front ground floor room have caved in to the basement, so are in desperate need of repair, in order to breathe life back into the building.

“The windows to the front elevation had deteriorated significantly, due to this the decision was made to replace them with white wood grain effect pvc-U as numerous other properties fronting the park along Bridgeman Terrace have done this.

It added: “Internally the conversion is as indicated on the plans submitted with existing car parking arrangements being retained as existing and a new bin store located as indicated on the drawings.”

Wigan planners will consider the application later in the year.
