Homes planned for ex-bakery site in Wigan

The former Hovis bakery on Cale Lane in Aspull, where 141 new houses have been proposed

Developers have sent in proposals for 141 homes to be built on the ex-Hovis site in Aspull.

The Cale Lane site already has outline planning permission and the town hall is now considering the details of the development.

The proposal, submitted on behalf of Taylor Wimpey by CBRE, requires all the now-closed industrial buildings, some of which have got into a semi-derelict state since bakery work finished there, to be demolished and the site cleared.

Developers then want to build homes around a central spine road, with a number of cul-de-sacs and areas of open land branching off from this.

It is proposed to build 108 three-bedroom houses and 33 four-bedroom properties on the land, with a mixture of detached, semi-detached and mews homes planned.

Access to the new development will be off Cale Lane, with footpaths and bollards providing emergency access points off Withington Lane and Ash Lane.

Some of the houses will have parking at the front, while others will have spaces at the side or room in front of the garages.

The properties with garages should have sockets for charging electric vehicles, the developers have proposed.

There will be gardens at the backs of the houses and it is proposed to build a large acoustic fence along the southern boundary where the homes will be closest to a factory.

A total of 17 residents responded to the developers’ consultation, with 76 per cent of those answers being in favour and 12 per cent against.

The firm behind the plan hopes the arrangements in the application will satisfy local concerns about traffic and parking as this was the biggest issue raised.

Holy Family Catholic Primary School and Rose Bridge Academy will receive Section 106 money from the outline application for extra education facilities.
