Plans to turn old Wigan youth club site into homes

More than a dozen new homes could be built on the site of a former youth club.

Developer The Heaton Group wants to erect four town houses and 10 cottage flats on the eyesore piece of overgrown land at Patricroft Road in Ince.

The houses will have two bedrooms and the flats one, under plans submitted to Wigan Council.

In its design and access statement on behalf of the applicant, agent Studio KMA, said: “The site is unmanaged and unsightly when viewed from Patricroft Road, an unadopted road which ends in a cul-de-sac with a pedestrian access provided to the adjacent Dobson Park Industrial Estate, a Primary Employment Area.”

Also included in the plan is a parking space for each house and flat, while there will be 10 spaces for bikes also.

The document read: “The key opportunities of this site to be converted to a new residential development are: the opportunity to bring a vacant under-utilised brownfield site back into a sustainable use, to contribute towards the shortfall of housing in the borough and to enchance the character of the area.

“The application site is considered an important redevelopment site within Ince, offering an opportunity to enhance the quality of the built environment and to help contribute to the delivery of new residential accommodation through the creation of new high-quality and distinctive places for people to live.”
