Last November, developers applied for planning permission to demolish a detached garage and build three one-bedroom flats over three floors at the back of Incefield House medical centre, in Ince.

However, the proposals were knocked back by planners, who said the development would be “cramped” and “detrimental” to the area and be “dwarfed” by Incefield House.

Now a planning application has been submitted by applicant GSPMI to Wigan Council for a new scheme on the Ince Green Lane site.

It would still comprise of three one-bedroom flats over three floors but the new scheme would take its design based upon the previous refusal reasons. The scheme would complement another one on the site which already has planning permission, namely to convert the medical centre into 10 flats.

Work has started on that proposal.

Planning documents submitted as part of the application said the development was a “follow-on scheme” and aims to tidy up the site.

Documents read:“The application site currently exists as a vacant former medial centre, which is in need of a degree of repair and upgrade, and has been the subject of a previous successful application to convert the property into 10 flats.”

The plans will be considered at a future meeting of the council’s planning committee.
