Hopes grow that a prominent former Wigan hotel could finally be put to good use again after years of decay

Six years after it was last open for business, the former Bellingham Hotel is now being considered for residential use.

Fresh proposals are expected to emerge for the former Bellingham Hotel site on Wigan Lane as plans progress to bring one of the area's most prominent vacant properties back into productive use.

Wigan Council is currently considering the disposal of the former hotel as part of its wider regeneration and property strategy.

The council has identified the site as a residential-led development opportunity, with interest being sought from developers for either general needs housing or specialist and supported accommodation.

Located opposite Wigan Infirmary and less than a mile from Wigan town centre, the site occupies a highly visible position within the Wigan Lane conservation area.

The former 32-bedroom hotel has remained vacant since closing in 2020, and its redevelopment is seen as an opportunity to revitalise an important gateway into the town while making productive use of an underused brownfield site.

There had been talk that the hospital trust might bring it back into use, but discussions between health and council chiefs failed to produce concrete plans.

Although no detailed plans this time round have yet been submitted, the council's move to seek a development partner has raised expectations that fresh proposals could soon come forward.

Any future scheme is expected to take account of the site's heritage setting, neighbouring residential properties and proximity to healthcare facilities, while helping to address local housing needs.

Across the UK, councils are increasingly focusing on brownfield regeneration as a way to deliver new homes without placing additional pressure on undeveloped land. Redeveloping vacant commercial buildings can improve the appearance of neighbourhoods, encourage further investment and create modern, energy-efficient homes in well-connected locations.

For Wigan, bringing the former hotel back into use could form part of the borough's wider regeneration ambitions.

New residential development has the potential to increase housing supply, attract new residents and support local businesses, while helping transform a site that has stood empty for several years.

Turning a vacant site into a successful residential development, however, involves far more than securing planning permission.

Developers must carry out site investigations, prepare detailed designs, assess infrastructure requirements and work closely with planners, architects, engineers and contractors before construction can begin.

Once work starts, keeping projects on schedule and within budget becomes increasingly important. Construction firms continue to face challenges including rising material costs, labour shortages and supply chain pressures, all of which can affect project timelines and overall development costs if they are not carefully managed.

The future of the former Bellingham Hotel also reflects wider changes taking place across towns and cities, where ageing commercial properties are increasingly being repurposed to meet evolving housing demand.

Brownfield regeneration can help preserve local character while delivering modern homes in established communities with access to existing infrastructure and public services.

Any redevelopment proposals for the Wigan Lane site are likely to attract considerable interest from residents and local stakeholders given the site's prominent location and long history within the town.

As plans emerge, there will be close attention on how the development balances new housing with the surrounding area's character and community needs.

As Wigan Council continues the process of bringing forward a development partner, attention will increasingly turn to the next stage of the site's future.

Whether the land ultimately delivers family housing, supported accommodation or a combination of residential uses, redeveloping the former Bellingham Hotel would mark another step in Wigan's ongoing programme of regeneration while transforming a long-vacant landmark into a valuable community asset.
